THE THESIS

Institutional quality, at a price overlooked by the market

Founded in 2024, Hilltop was established to capitalize on market dislocations driven by rent declines and capital-markets volatility — conditions that have enabled the acquisition of institutional-quality assets at attractive valuations.

The firm employs a disciplined, data-driven investment approach and leverages decades of industry relationships to identify and execute compelling, risk-adjusted opportunities in the streetscapes that define America's gateway cities.

PRINCIPLES

BUY QUALITY AT A DISCOUNT.

01

We pursue trophy retail in tier-one corridors when pricing dislocates from intrinsic value — not when narratives are popular.

Operate, don't just allocate.

02

Every asset is underwritten as something we will manage, lease, and reposition — never as a passive line item.

Walk the street.

03

Conviction is built block by block. We know the merchants, the foot-traffic patterns, the alternate uses — before we underwrite.

Concentrate capital, diversify risk.

04

Fewer, deeper bets in fundamentally sound corridors — paired with capital structures that protect downside through cycles.

THE FOUNDER

Over two decades in real estate investment and development, Jeffrey has been involved in more than $1 billion of transactions across New York, Miami, Boston, Washington D.C., and Chicago.

Prior to launching Hilltop, he served as Head of Acquisitions at a New York–based developer, where he led the sourcing and execution of nearly $300 million in investments and expanded the firm's geographic reach beyond New York.

Earlier, at Acadia Realty Trust, he helped structure over $500 million of core-plus and opportunistic investments, including high-profile urban assets and complex portfolio transactions.

He began his career in real estate finance, building a foundation in underwriting, capital markets, and asset strategy at firms including Cohen & Steers and Credit Suisse.
